It’s great you mentioned and showed the raft, many people don’t realise the unexpected cost and delay to the project when you don’t have good ground. 👍
This is turning out to be great semi detached house with the additions to the side and rear. Just a few things worth mentioning for people possibly in a future video. The 6m rear extension on terraced or semi detached house is a permitted development but still requires a prior approval larger home extension application which is a neighbourhood consultation. It’s important to mention if the neighbours object for example due to light, the planning department take the default position based on the 45 degree light rule and refuse the application. The appeal process is available after a refusal. Also the permitted development doesn’t apply to all properties, like those in conservation areas, article 4 direction or when PD right have been removed.
Major house envy. The amount of knowledge and understanding I have picked up subconsciously is frightening. When you talked about the 6 metre extension I went permitted , then you said about the ground and I went hmmm rafting system. I watch a lot of property developers on UA-cam and hands down your content is consistently the best out there.

There are far too many landlords, 40 years ago about 14% of homes were owned by landlords now its a majority, the system is stacked in favour of landlords
I think it's worthy to note that ventilation by opening windows and trickle vents avoids so much damp and mould caused just by living in a house.

Great video. I always see it as challenge when planners say we won’t support an application like this or we want you to do something on a smaller scale etc. A good design access statement and planning statement makes a huge difference. Also having all the necessary assessments and reports. We like to breakdown local planning policies, and use national planning policy frameworks to support our applications. If they refuse, there is always the appeal process.
Currently doing a 2 bed terraced house. Full back to brick refurb. Studded out all external walls and ceilings. Insulated. Boarded. Skimmed. Full new retire. All new plumbing. New bathroom. New kitchen. Doors. Skirts etc. on target for around 25k but doing all the work myself so you can probably double that.
